With low inventory (down 15 percent  from this time last year) coupled with high buyer demand housing experts say this will be a very busy spring house selling market. Scott Oyler, from The Oyler Group at Coldwell Banker West Shell has these below tips to sell your house.

  1. Create a Great first impression - Freshen up the landscaping, make sure front door / entry way is fresh or repainted.
  2. Declutter, Declutter, Declutter - remove any unused or large pieces of furniture that clutter up the room, remove knick knacks, personal photos, etc. remove out of season clothes to make closets looks organized and not cluttered. Less is more.
  3. Deep Clean - if you don't have time hire a professional. Wiping down baseboards, cleaning grout, etc. more than just your weekly surface clean. People are judging how well the home is cared for.
  4. Remove wallpaper & consider Neutralizing room colors (want to appeal to widest possible audience). painting can be one of the least expensive preparations that can make the biggest impact.
  5. Consider updating mismatched appliances.
  6. Consider updating out-dated brass light fixtures, cabinet hardware & drawer pulls, and door knobs/hardware. Small changes can make a huge impact and make the house feel more updated.
  7. Pay attention to smells. Don't cook right before showings unless you are baking fresh cookies.
  8. Try to remove pets or any evidence of pets during showings.
  9. Consider writing a love letter about your house....why you love it, the neighborhood, etc. Get personal and specific and put it out for display for prospects to see.
  10. Most important - hire a great agent who understands your local market. Partnering with the right agent can be the difference between a good asking price and a great one....a tolerable time on the market or a fast one...a closing full of surprises or a smooth closing experience.
